Step 1 of 3Helping Aurora homeowners
Aurora is the third-largest city in Colorado and one of the most varied — from older ranch homes in Original Aurora and Hoffman Heights to newer subdivisions in Saddle Rock, Southlands and Aurora Highlands. Because the city crosses county lines, the first thing we do is confirm which Public Trustee has your file and exactly where you are in the timeline.
Aurora spans Arapahoe, Adams and Douglas counties, so the Public Trustee for your foreclosure depends on which county your home is in.
How the foreclosure clock works in Arapahoe County
Colorado forecloses most homes through the county Public Trustee. In Arapahoe County, that is the Arapahoe County Public Trustee. Foreclosures in Arapahoe County are handled by the Arapahoe County Public Trustee. Its website lists every active foreclosure and upcoming sale.
- Notice of Election and Demand. The lender files it with the Public Trustee — this is the “Notice of Default” that makes the foreclosure public.
- Sale date set. For most homes the sale is scheduled 110 to 125 days after recording (215 to 230 days for agricultural property).
- Court order. The lender must get a court order authorizing the sale (a Rule 120 hearing) before it can happen.
- Your cure deadline. File a Notice of Intent to Cure at least 15 calendar days before the sale and pay by noon the day before.
Dates can move when sales are postponed, so always confirm your file with the Public Trustee. See the full Colorado foreclosure timeline →
