Helping homeowners in El Paso County

El Paso County is home base for Vindicator Solutions. A lot of the families we talk with here are military or recently out of the military — Fort Carson, Peterson, Schriever and the Air Force Academy all sit in the county — and a PCS move, deployment or change in income can put a mortgage behind fast. If you are on active duty, the Servicemembers Civil Relief Act may give you extra foreclosure protections, so tell your servicer and talk with your base legal office (JAG). We also work with long-time Colorado Springs owners on fixed incomes, and with families settling a parent’s home in older neighborhoods like the Westside and Knob Hill.

Foreclosure in El Paso County

How the foreclosure clock works in El Paso County

Colorado forecloses most homes through the county Public Trustee. In El Paso County, that is the El Paso County Public Trustee (run by the County Treasurer’s office). The El Paso County Public Trustee’s office is at the Citizens Service Center, 1675 W. Garden of the Gods Road, Suite 2100, in Colorado Springs.

  1. Notice of Election and Demand. The lender files it with the Public Trustee — this is the “Notice of Default” that makes the foreclosure public.
  2. Sale date set. For most homes the sale is scheduled 110 to 125 days after recording (215 to 230 days for agricultural property).
  3. Court order. The lender must get a court order authorizing the sale (a Rule 120 hearing) before it can happen.
  4. Your cure deadline. File a Notice of Intent to Cure at least 15 calendar days before the sale and pay by noon the day before.

Dates can move when sales are postponed, so always confirm your file with the Public Trustee. See the full Colorado foreclosure timeline →
