Inherited a House in Colorado? What to Do With It

Inheriting a home often comes with a mortgage, taxes, repairs and family decisions — all while you are grieving. Here is a plain-English starting point for Colorado families.

First steps

  1. Secure the house. Lock it, keep utilities on, and make sure homeowners insurance stays in force — tell the insurer the owner has passed away.
  2. Find the paperwork: the will or trust, the deed, the latest mortgage statement, and property tax bills.
  3. Talk with an estate attorney about probate. Who can legally sell or sign for the home depends on how it was titled and whether there is a will or trust.

What about the mortgage?

A mortgage doesn’t disappear when the owner dies, and payments still need to be made to avoid default. Federal law generally prevents a lender from calling the loan due just because the home passed to a relative, and servicers must work with a confirmed “successor in interest.” Contact the servicer early, send the death certificate, and ask how to be recognized as successor.

If the home had a reverse mortgage, the loan usually becomes due after the borrower’s death. Heirs typically have a limited window to sell, pay off or refinance, so call the servicer quickly.

Keep, rent or sell?

  • Keep it if someone in the family can afford the payment, taxes, insurance and upkeep.
  • Rent it if the numbers work and someone is ready to be a landlord.
  • Sell it — as-is or after repairs — if you want to settle the estate and divide the proceeds.

Vindicator Solutions handles the real estate side — back payments, liens, repairs and selling as-is — and works alongside your estate attorney. We never give legal or tax advice, and we encourage you to get it.

Common questions

Do I have to keep paying the mortgage on an inherited house?

Yes, to avoid default the payments should continue while the estate is settled. Contact the servicer, provide the death certificate, and ask to be recognized as a successor in interest.

Can I sell an inherited house before probate is finished?

It depends on how the home was titled and who has legal authority to sign. An estate attorney can tell you when and how the home can be sold.

Can you buy an inherited house as-is?

Yes. We buy homes as-is, including ones that need repairs or have back payments or liens, and work with the estate’s attorney.
