Private money

Private money loans secured by Colorado real estate

Need to catch up a mortgage, pay off a loan that’s due, buy a property or fund repairs, and the bank is too slow or says no? Private lenders look mostly at your property’s equity.

Private money is available to those with 50% equity or better. All loans on the property, including the new one, can be no more than 50% of its value (50% loan-to-value).

How the 50% rule works

Add what you owe on the property to the amount you need, then divide by the property’s value.

WorksToo high
Property value$400,000$400,000
Owed now$100,000$150,000
Private money needed$100,000$100,000
Total loans$200,000 = 50%$250,000 = 62.5%

What we need from you

  • How much you need and what it’s for
  • The property the loan will be secured by, meaning where the deed of trust will be recorded
  • Its estimated value and everything owed on it today

Common questions

Who qualifies for a private money loan?

The property securing the loan needs at least 50% equity. All loans on it, including the new one, can add up to no more than 50% of its value. Private lenders look mainly at the property and its equity rather than only at credit scores.

What can private money be used for?

Common uses include catching up a mortgage to stop a foreclosure, paying off or refinancing a loan that is coming due, buying a property, repairs or renovation, and short-term business needs, all secured by Colorado real estate.

Is Vindicator Solutions the lender?

No. Vindicator Solutions is a real estate investment company. We review your request and introduce it to independent private lenders. Every loan is subject to the lender’s approval, title review, an appraisal or valuation, and applicable law.

How is loan-to-value calculated?

Add what you owe on the property (every mortgage and lien) to the amount you want to borrow, then divide by the property’s value. For example, a $400,000 home with a $100,000 mortgage could support up to $100,000 in new private money, because $200,000 is 50% of $400,000.

Vindicator Solutions LLC is a real estate investment company, not a lender, mortgage broker or law firm. Requests are shared with independent private lenders. All loans are subject to lender approval, title review, valuation and applicable state and federal law, and rates and terms are set by the lender. Nothing here is a loan commitment or financial advice. Private lenders: become a capital partner.
